Fixed rate mortgage for 3, 5, 10, 15, 20, 25 or 30 years for the purpose of purchasing, constructing, completing, renovating or repairing a property, purchasing a plot of land and repaying a mortgage loan from another bank. The interest rate remains fixed either for the entire loan tenor or for a specific initial period and then turns to floating, based on the rate of Euribor 1m plus a fixed spread for the remaining duration of the loan.

Interest rate
*Fixed for the whole term or fixed for the first years of the loan and then floating. In detail, the following apply:

During the fixed rate period:
The interest rate is fixed for the first 3 or 5 or 10 or 15 or 20 or 25 or 30 years, rising indicatively depending on the characteristics of the loan and the customer's transaction behaviour, from 2.50% to 4.90%.

During the floating rate period :

A fixed interest rate can be selected for a specific initial period (with a max tenor of 30 years) and a floating interest rate for the remaining period (with a max total loan tenor of 35 years).


**The floating interest rate is based on Euribor 1m plus a fixed spread, set indicatively within a range from 1.55% to 2.95%, for the rest of the loan tenor.
Notes on the interest rate
  • Both fixed interest rates and floating rate spreads, are calculated during the loan application assessment according to the bank's current Credit Policy framework, taking into account factors such as credit history, type of collaterals, loan amount and loan tenor.
  • On top of Interest rates Levy of Law 128/1975 is charged, currently set at 0.12% for residential properties and at 0.60% for commercial properties.
  • For loans with floating interest rate, the installment amount may vary, according to the fluctuation of the interest rate of the loan.
  • In the case of not insuring for the risks of Life/Permanent Total Disability, there may be an increase in the aforementioned spread.
Indicative example of an APR
For loan amount €100,000, with property pre-notation, tenor 30 years, thus 360 monthly installments, fixed interest rate 4.90% for the entire duration of the loan (plus Levy L. 128/75, 0.12%), Application fee: €350, legal check cost: €50, technical check cost: €150, the following apply:

Monthly installment: €538.04
Total credit amount: €100,000
Total credit cost: €94,306.88
Total amount to be repaid: €194,306.88
APR: 5.19%
APR notes
  • The APR, monthly installment, and total amount payable are mentioned exclusively for example purposes and are derived only under the precondition that the aforementioned data will exist.
  • We emphasize that the insurance of the pre-notated property against the risks of Fire/Earthquake is mandatory for an insured capital equal to the property's reconstruction value. There is the option to join a group insurance policy that the bank contracts with an insurance company of its choice or to submit an individual insurance policy from an insurance company of your choice, according to the bank's policies and procedures.
  • The above example does not include insurance policy costs for property and life protection of the borrower.

Information about your loan installment

  • The installments are paid automatically from your linked bank account.
  • Each installment is paid on the same date of each calendar month, and its amount is calculated based on the prevailing interest rate and the number of installments.
  • The amount of the installment may change, depending on the fluctuation of the lending rate.
  • The interest is calculated based on a calendar year of three hundred sixty-five (365) days.
  • The number of installments is determined according to the customer's chosen duration of the loan.
  • Non-compliance with obligations from the loan contract may have legal or financial consequences for the borrower.
Disbursement

Depending on the purpose of the loan:

  • Lump sum for the purchase of a ready-made property
  • Partial disbursements based on the progress of the construction for purchase under construction, completion, renovation, repair
Insurance coverages
  • Compulsory Fire and Earthquake Insurance for insured capital equal to the value of the property reconstructing
  • Optional Life and permanent total disability insurance for one of the borrowers, for an insured capital equal to the approved loan amount

Can the interest rate be fixed for the entire term of the loan?

A fixed interest rate can be selected over the entire term of the loan (with a max tenor of 30 years) or a fixed interest rate for the first 3 or 5 or 10 or 15 or 20 or 25 or 30 years and then turns to floating, based on the rate of Euribor 1m plus a fixed spread with a max total loan tenor of 35 years (on top of Interest rates Levy of Law 128/1975 is charged). Both fixed interest rates and floating rate spreads, are calculated during the loan application assessment according to the Bank's current Credit Policy framework, taking into account factors such as credit history, type of collaterals, loan amount and loan tenor.

 

In case of early repayment of the loan, is there an extra charge?

There is option of full or partial early repayment option at any time, free of charge.

How can I get detailed information about the Fixed rate mortgage loan and submit an application?

What are the mandatory insurance coverages for the granting of a mortgage loan?

Fire/Earthquake insurance for the property is mandatory for the entire loan tenor while Life & Permanent Total Disability Insurance of one of the borrowers is optional.

In the case of not insuring for the risks of LIFE/Permanent Total Disability, there may be an increase in the above-mentioned spread.
