Supporting documents for a mortgage loan

Required documents for Greek nationals

1. Valid identity card or passport.
2. Proof of income documentation.

For salaried employees/pensioners:

• last year's statement of account
• tax return (form E1) for the last financial year

For salaried employees:

• latest payroll receipt or official pay slip from the company's accounting department (not handwritten), which should include detailed professional data - date of hiring, gross and net earnings, insurance deductions, tax

For pensioners:

• quarterly/monthly pension statement or the last pension payment statement

For freelancers / entrepreneurs / farmers & livestock farmers:

• tax returns for the last two years
• tax return (form E1) for the last financial year
• documents for the last two financial years, proving the turnover of a sole proprietorship, partnership, limited liability company, limited liability company, etc. (E3 or Form N)
• dividend certificate if there is a participation in a company

3.  If there is real estate: form E9 and form E2 of the last tax year if there is income from real estate. Simple copies accompanied by a solemn statement to the bank certifying the accuracy of the written information

4.  If the purpose of the loan is for repayments/transfers of loans from another bank/organization, a loan information document or the last two statements of the loan is required.

5. In case your information is missing or not valid due to age, you must provide us with the necessary documents to update them.

6. For the purchase of a ready-made house: Energy Performance Certificate - EPC

7. For the construction / completion / radical repair of a house: Energy Efficiency Study - Energy Efficiency Study (EES), an estimate of the nominal value and the building permit

8. Green mortgages for the installation of photovoltaic systems for residential or commercial roofing with energy-offsetting

1. 1. Copy of the financial offer/preferential invoice of the company installing the photovoltaic system
   2. A document from the electricity provider showing the Agreed Power corresponding to the clock to be used for energy offsetting
   3. Copies of electricity bills for the last year

9. Green mortgages for the repair of a dwelling or commercial property: Budget work

• Recent family status certificate
• Law 1599 solemn statement declaring this is your first home, etc., as per the bank’s template
• For dependent children aged between 18 and 25, a course attendance certificate.
• For private educational institutes, the Government Gazette issue proving that it is a state-recognized institute.
• For foreign universities, an attendance certificate translated into Greek by the Greek Ministry of Foreign Affairs
• In case you own a property in an area with a population under 3,000, a certificate from the competent Municipality to this effect
• For unmarried children with over 67% disability, the disability certificate
• In case of divorce, the divorce papers and the court decision regarding custody of any underage children
• In case of widows/widowers, the death certificate

Required documents for economic migrants 

All supporting documents are identical to those of Greek nationals.

Note: If the residential address on the application is different from the address on the statement, a DEIor OTE or mobile phone bill is required, in which the address is identical to the address on the application.

For citizens of European Union Member States

• A valid passport or identity card from your country (in Latin characters).

For all other categories of economic migrants

• A valid residence permit or a valid passport of your country or a special identity card of a Greek national (if you have Greek citizenship) or an identity card of a foreigner (if you do not have Greek citizenship).

Additional documents for foreign residents:

For salaried employees/pensioners:

• tax statement for the last 2 tax years
• latest pay slip from the country of residence

For freelancers / entrepreneurs / farmers:

• tax returns and proof of profit and company turnover for the last 2 tax years in the country of residence
• supporting documents for a transactional conduct check (e.g. from Experian). In particular, US residents must provide credit reports from Experian (www.experian.com) & Trans Union (www.transunion.com)

The documents presented from the country of residence should be originals or copies duly certified and translated into Greek or English by an official Public Authority (Greek Embassy or Greek Consulate) or the Notary Public of the country in question or by a lawyer practicing in Greece.

Depending on your country of residence and profession, you will be asked to upload documents in pdf or 7zip format.
You can only attach one document per upload. Therefore, if two or more documents are required in one field (e.g. 2 recent tax returns) you will need to compress them into a 7zip file or merge them into a merge pdf.
